Main Presentation – This months guest speaker will be Jim Carlton from Stratacare Australia who will be joining us to speak about all aspects of Body Corporate management within Property Development.

Jim will be covering everything you’ll need to know as a developer dealing with Strata Title Scheme’s, along with the key points to consider throughout the process.

In his presentation, Jim will share:

– The best time to engage a BCM (Body Corporate Manager)
– Regulation modules and format plans
– The CMS (Community Management Statement) – CSLE/ISLE/By-laws
– Budgeting requirements of Body Corporates
– Engaging a Caretaker
– Caretaker’s Lot on title/Occupational Authority
– Statutory Reporting and Original Owner obligations
– Registration and general meeting requirements
– Retaining Ownership of all Lots
– Handling defects

Real Deal – This months Real Deal comes from Derek Edgar who will be presenting his deal in Lutwyche which was initially acquired as a simple splitter block, but along the way he realized it had potential for 18 units with a good profit margin!

The project was certainly an interesting one, and also required him to acquire a small piece of adjoining council land to complete the development.

Come and listen as Derek explains how he achieved double his anticipated gross profit margin, all without having to use any of his own money.

As with all Real Deals you will learn from the experience of others within the group as they present their own deals, and see what can go right and what can go wrong in your project, what profit they projected and then what profit they actually achieved.
